Auburn splits into two very different electrical jobs depending on where the house sits. Down on the valley floor and in the older neighborhoods north of Main Street you get pre-1960 wiring — cloth-insulated branch circuits, ungrounded two-prong receptacles, and the occasional fuse panel that somebody adapted rather than replaced. Up on Lea Hill and West Hill the builds are newer, so the work shifts toward adding capacity: EV circuits, hot tubs, shops and ADU feeds.

Yes, and it is worth taking seriously. Federal Pacific Stab-Lok and Zinsco panels have a documented history of breakers that fail to trip on an overload, and a lot of insurers in Washington now either surcharge or decline to renew on them. Replacement is a permitted job with an L&I inspection — usually a one-day panel swap plus a short power outage.
We do, and the right fix depends on what is behind the wall. If there is no equipment grounding conductor, swapping in a three-prong receptacle by itself is a code violation and a safety problem. The legitimate options are running a new grounded circuit, or protecting the existing circuit with a GFCI and labeling it "No Equipment Ground." We will tell you which one your wiring actually allows.
That is one of the most common Auburn jobs we take. It means a load calculation on the existing service, a properly sized and buried feeder, a subpanel with its own grounding electrode, and a permit through Washington State L&I.
