What electrical work in Federal Way actually looks like

Federal Way is where CC Electric is based, so it is the shortest drive we make. The city's housing stock is mostly 1960s through 1990s single-family — Twin Lakes, Mirror Lake, Steel Lake, Adelaide, Lakota and the Dash Point side — which means a very predictable set of electrical problems: 100-amp services that were sized before anyone owned two EVs, original aluminum branch wiring in the late-'60s tract homes, and panels that have run out of physical space long before they ran out of amps.

The housing stock we run into here

  • Late-1960s and early-1970s tract homes with aluminum branch circuits at the receptacles — these need proper AlumiConn or COPALUM-style terminations, not a wire nut and hope.
  • 1970s–1980s homes still on 100-amp service that now need to carry a heat pump, an EV charger and a hot tub.
  • Split-level and daylight-basement homes where the panel is in a finished room and has to be relocated to add capacity.
  • Newer 1990s–2000s builds in Twin Lakes and Campus Crest that mostly need circuit additions, lighting and generator interlocks rather than full rewires.

Federal Way questions

Frequently asked — Federal Way

Do you actually service Federal Way same day?

Federal Way is our home city, so it is the area where we can most often get out the same day — especially for no-power, burning-smell or tripping-breaker calls. Call 253-268-6287 and you will talk to the electrician, not a dispatch center.

Who inspects electrical work in Federal Way?

Federal Way does not run its own electrical inspection program, so electrical permits and inspections here go through the Washington State Department of Labor & Industries. We pull the L&I permit under our own contractor license and meet the inspector — you do not have to take a day off work to sit at the house.

My Federal Way house still has a 100-amp panel. Do I need 200 amps?

Not automatically. The honest answer comes from a load calculation, not a guess. Plenty of 1970s Federal Way homes are fine at 100 amps with a heat pump and a modest EV charger if the charger is load-managed. If you are adding a heat pump, an EV and a hot tub, 200 amps is usually the cheaper long-term move because it is one permit and one utility coordination instead of three.

Who is my electric utility in Federal Way?

Puget Sound Energy. If a service upgrade or a meter move is part of the job, the PSE coordination is on us — we handle the application, the scheduling and the inspection sign-off.

More general Washington electrical questions — permits, code, costs, inspections — are answered on the electrical FAQ page.
