WHY GCS CHOOSE US

The Electrical Sub That
Doesn't Slow You Down

The worst thing a sub can do on a new construction project is blow the schedule. Miss a rough-in inspection, fail a final, or go dark on communications — and the GC pays for it. We've built our entire operation around not doing those things.

WHAT "MILITARY DISCIPLINE" ACTUALLY MEANS ON A JOB SITE

Brian O'Shields is a 16-year veteran. That means schedules are commitments, not suggestions. Communication is direct and proactive. Problems get reported up the chain immediately — not hidden until they become crises. Pre-inspection walks happen so inspections pass. Every time.

Questions

New Construction Electrical — common questions

Straight answers from a licensed Washington electrical contractor. No call center, no script.

Do you take multi-family and townhome projects?

Yes. With our contractor license and certified 01 administrator on file we can take commercial-scale residential — apartments, condos, townhome blocks and mixed projects — not just single-family. The constraints there are usually the service and metering arrangement and the inspection sequencing, both of which we plan around up front.

What does the electrical sequence look like on a new build?

Temp power for the site, then service and panel set, then rough-in after framing with the rough electrical inspection before insulation, then low-voltage and device boxes, then trim-out after paint with fixtures, devices and panel schedule, then final inspection and power-on. Missing an inspection window is the thing that actually delays a build, so we schedule them against your drywall and paint dates rather than ours.

Can you price from a plan set?

Yes. Send the plans and we will bid the electrical from them. If the plan set is incomplete on the electrical side — which is common — we will tell you what is missing rather than bid low and change-order you later.

Who handles the permit and utility coordination?

We do. That means the electrical permit through Washington State L&I, or through the city in Seattle and Tacoma, plus the new-service application and scheduling with Puget Sound Energy, Seattle City Light, Tacoma Power or Peninsula Light depending on the address.

More Washington-specific answers on permits, inspections, code and costs are on the electrical FAQ page.
